Switch Wicked Studios – Space Policy

We expect all users of the space to be kind, inclusive, and respectful of each other and the space.

General Usage

  • The studio space includes equipment belonging to Switch Wicked. Do not enter their work areas or tamper with their equipment. Security cameras are in place, and you will be held liable for any damage to Switch Wicked property.

  • No toxic, strong, or harmful materials may be used until full ventilation is installed. This includes oil paint.

  • You will be informed of any classes or events taking place in the studio space. Renters receive discounted rates for paid classes. At times, you may be asked to rearrange the Open Studio space or make other accommodations.

  • Cleaning is simple: If you make a mess, clean it up. Cleaning supplies are provided.

  • This is a shared space that will occasionally host public events. You are responsible for the safety and security of your belongings. Doors to the street or alley should never be propped open.

  • No one is allowed to sleep overnight in Switch Wicked Studios.

  • No smoking, vaping, or illegal drugs are allowed in the space.

  • Routine maintenance will be handled by Switch Wicked Studios. Any damage caused by a renter is their responsibility.

  • Open Studio members must check in at the front desk before using the studio space.

Paying Rent

  • Rent is due on the 15th of each month.

  • To remain in good standing, payments will be automated after the first payment unless other arrangements are made.

Private Studios

  • Accessing the building through the back door leads through Switch Wicked’s printing equipment. Please be mindful and careful when moving materials through this space. Security cameras are in place, and any damage to Switch Wicked property is the renter’s responsibility.

  • Be mindful of utility costs—turn off your lights when leaving your studio.

  • Signing a one-year lease grants a $250 discount (equivalent to one month’s rent).

  • Studio keys may not be duplicated by members.

Private Studio Sharing Policy

Artists renting a private studio may choose to share their space; however, Switch Wicked Studios (SWS) is not involved in these arrangements.

  • The primary renter is solely responsible for the lease, payments, and studio access.

  • Only the primary renter will have app access.

  • Anyone sharing the space must have an active SWS membership to access the studios.

  • SWS will not provide additional access, support, or exceptions for studio sharers.

Termination of Lease

  • Switch Wicked Studios may terminate the lease at any time, or the renter may terminate it with 15 days' notice.

  • If a policy violation occurs, the lease will be immediately terminated.

  • If a renter has prepaid for a full year, the remaining months will be refunded, but the current month will not be prorated or refunded.
